What makes us different from other land buyers:

  1. Our offers are straightforward with no hidden contingencies or soil tests. Many competitors include clauses requiring your lot to undergo a percolation test (“perc test”), with results that meet their criteria. These tests often become negotiation leverage if your lot’s soil test results are not suitable to the buyer. The potential buyer may then back out of the contract or possibly attempt to negotiate a reduced purchase price.
  2. Our purchase agreement has no buyer’s cancellation clause. Unlike most land buyers, we don’t include an “out” for ourselves in our contract. The only requirement for closing is clear, transferable title via Warranty Deed (no issues or encumbrances in the chain of title). We thoroughly evaluate properties before making offers, ensuring your lot already meets our investment criteria. When we make an offer, we stand firmly behind it—no surprises, no backtracking.
  3. We actually close deals. We’ve worked with numerous sellers who previously experienced disappointment with buyers who extended the closing timeline numerous times, failed to honor contracts, and ultimately disappeared without explanation. Our reputation is built on reliability and following through on our commitments.
  4. We are direct buyers, not “wholesalers.” We purchase your property ourselves—our contracts never contain assignment clauses.   5. We provide flexible closing timelines tailored to your needs. While we typically aim to close within ten business days, we can accommodate any date beyond that timeframe. In some cases, we can even expedite closing to as little as five business days—simply let us know your preference.
  6. All transactions are closed through a reputable, established title company in Bentonville, Arkansas. Using an independent, third-party title company ensures that the closing process is secure and streamlined.
